If you currently own or intend to purchase residential property for rental in Edinburgh we would be delighted to discuss our service with you at any time. We deliberately restrict the number of properties we take on in order to ensure we consistently deliver a high quality and professional service. When we take on a property we treat it as if it were one of our own and take the time to get to know you and your property properly.
Preparing the Property
Excellent communication is essential in order to create a good relationship with Tenants and is undoubtedly the key to a smooth-running tenancy. As property managers this relationship is our job and one we take very seriously. It is important that tenants should feel comfortable in their rented home, and that they feel they are receiving value for their money. It follows therefore that a well maintained property in a good decorative order will go a long way towards this, whilst also achieving a higher rental figure. Tenants are also more inclined to treat such a property with greater respect.
General Condition
Electrical, gas and plumbing systems, along with all appliances, must be in good safe working order. We require that all systems comply with all current legal requirements. Repairs and maintenance are at the landlords expense unless misuse can be established. Interior decorations should be in good condition and preferably plain, light and neutral.
Furnishings
Your property can be let fully furnished, part furnished or unfurnished. Which of these is appropriate will depend on the type of property and local market conditions. We will be pleased to give you advice on whether to furnish or not and to what level. As a minimum you will need to provide Kitchen appliances, decent quality carpets, curtains and light fittings. Remember that there will be wear and tear on the property and any items provided.
Mail Re-direction
If you are currently living in the property you are about to let out we strongly recommend you set up a Mail Re-direction Service with the Post Office. This can be done on-line or you can request an application form from your local Post Office.
